If you just want to see what physically fits with a basic zoning and land use analysis, this is the package for you. Best if all you want is A sense of scale and a Relative Order of Magnitude (ROM) cost estimate. Deliverables include basic zone requirements (no bonuses or variances), a feasible siteplan, and a cost estimate with schedule of quantities and unit rates. If the site requires rezoning, we will agree to the new zone with you.
All of the deliverables from previous service tiers, plus: Here we take it a step further and give you insight into the "By Right" optimizations you can apply to the site including bonuses, offsets, incentives, and other optimizations. This is an onsite focus that adds a zoning analysis including optimization strategies. If the site needs rezoning, we will agree to use a zone with you prior to performing the work.
All of the deliverables from previous service tiers, plus: We'll do everything we can to make this proforma work. This isn't about providing designs, its about providing a proforma that pencils. We will show all our work, providing proformas and cashflows, validated costs and revenues, and multiple options. We'll also look at the offsite improvements, including any triggers for works including but not limited to population, site coverage, and Floor Area Ratio. Also, as part of this process, Tests of Fit and recommendations for land use and zoning changes will be provided.
